Longevity. Metal roofs can last 40-70 years, depending on the material.

In addition, metal roofs don't need the periodic costly maintenance that other roofing materials often require. However, they should be inspected periodically to make sure no repairs are required.

"Metal roofs can be as much as two or three times more expensive than other roofing materials," says Lisa Furey. "While the life of a metal roof is much longer, investing in a metal roof only makes sense if you plan to stay in your home long enough to enjoy the cost benefits."

"While you can choose from tin, zinc, aluminum, copper, or galvanized steel, metal roofs can be noisy, especially during a heavy rain or hailstorm. Adding more insulation during installation usually solves this problem, but that may increase costs," explains designer Lisa Furey. "If a repair is required or a home extension is added years later, it may be difficult to find an exact match to the existing metal," says Lisa.

"We use metal roofs on the majority of our residential projects. Metal roofs are very durable and long-lasting, aesthetically pleasing and suitable for low-slope conditions. "But, there is wide variety of paint type and thickness, rust-blocking coatings, and steel hardness and thickness that protect your home from fading, rusting, and denting. Don't spend a lifetime regretting the difference of a few hundred dollars."

"Metal roofs are known for being resistant to algae streaking and staining, keeping their good looks far longer than other products do," explains designer Lisa Furey. "Debris and sap can stick to a metal roof the same as to any roof. The benefit with metal those is that these things do not shorten the life of the roof."

"Prices certainly change with region and distributor," says Adam Haynes of Central States Manufacturing. "When referring to residential roofing, there are five main tiers of products: three-tab asphalt shingles, architectural shingles, exposed fastener painted metal roofing, concealed fastener painted metal roofing and painted standing seam metal roofing. Our lifetime painted exposed fastener metal roofing is generally 25% higher than traditional three-tab asphalt shingles, while lifetime painted standing seam metal roofing can be 200% higher."
